Pearlmans have long standing expertise in all aspects of lease extensions, RTM and freehold enfranchisement matters dating back to the mid-1990s and dealing with matters both inside and outside PCL for both landlords and tenants. We are members of the Association of Leasehold Enfranchisement Practitioners (ALEP), which is an accredited body in this field. Whether it is representing a landlord in a basic 90-year lease extension or a complex multi-block freehold enfranchisement claim, we cater for all aspects of the transaction, including First-tier Tribunal representation if required.

Acting for Landlords

  • Responding and dealing with all aspects of a Tenants Section 13 Claim to acquire the Freehold. Ranging from a small 2 flat block to multi Block Estates
  • Responding and dealing with all aspects of a Tenants Section 42 Claim to the extend the term of their Lease.
  • Representing Landlords in the Tribunal with experience of working with senior Enfranchisement Counsel when required.
  • Advising on RTM Claims.
  • Working Closely with appointed Valuers to maximise the Landlords commercial interest in the claim.
  • Working Closely with Valuers before and during the claim.
  • Tax issues

Acting for Tenants

  • Preparing and dealing with all aspects of a Tenants Section 13 Claim to acquire the Freehold. Ranging from a small 2 flat block to multi Block Estates.
  • Preparing and advising on Participation Agreements and Tax Issues.
  • Preparing dealing with all aspects of a Tenants Section 42 Claim to the extend the term of their Lease.
  • Long experience in dealing with PCL landlords
  • Representing Tenants in the Tribunal with experience of working with senior Enfranchisement Counsel when required.
  • Advising on RTM Claims.
  • Working Closely with Valuers before and during the claim.

Acting for Investors

  • Advising and preparing White Knight Agreements and documentation facilitating outside investment in a Freehold Claim.

Negligence Claims   

  • Acting for Tenants in claims against former negligent solicitors and advisers
